Why start with an inspection?
Termite work goes wrong when the treatment is chosen before the property is understood. Mystical works the other way around: inspection first, recommendation second. What the inspector can see — where it is, how far it extends, and what condition the surrounding wood is in — is what shapes the conversation that follows.
That order protects you from paying for more work than the property needs, and from treating a symptom while the real problem sits somewhere else. It is also why no single approach is presented here as right for every structure.

The visit
What is evaluated
An inspection is a visual review of what can be reached on the day of the visit. Anything concealed, obstructed, or inaccessible is identified as such rather than guessed at.
Accessible areas of the structure
Interior and exterior areas that can be safely reached during the visit are reviewed. Areas that are concealed, obstructed, or inaccessible are noted rather than assumed.
Visible signs of termite activity
The inspector looks for the visible evidence present at the property and where it appears in relation to the structure.
Related wood damage
Damaged structural and cosmetic wood found during the review is noted, because treatment and repair are considered together rather than separately.
Conditions worth discussing
Conducive conditions observed around the property are pointed out so you understand the setting the findings sit in.
Understanding the findings
You hear what was found before anything is recommended.
The findings are reviewed with you in plain language: what was seen, where it was seen, and what it suggests about the structure. Questions are expected — the point of the conversation is that you can make the decision that follows with a clear head.
If something could not be accessed, you will be told that too. Mystical would rather name a limitation than let it sit unspoken behind a recommendation.
